Fíor Contracts took a redundant building on Ash Street and turned it into 4 B1-rated, energy-efficient apartments above a live commercial unit — unlocking value where others see constraints.

This was not a light refurbishment. This was a full compliance-led conversion, delivered to meet current Irish Building Regulations across Part B (Fire Safety), Part L (Energy), and Part M (Accessibility).

Working within an existing structure and over an occupied commercial space, we managed complex fire strategy, full compartmentation, and passive fire upgrades — ensuring the building performs exactly as it should when it matters most.

Each unit was designed and built for long-term performance — energy efficient, compliant, and ready for occupation by social housing providers.
